Located near a major mixed-use commercial center, the project overcame the challenges presented by the drastic topography of the site by locating the buildings in a way that created interest and hierarchy of space (including an at-grade pool that gets to still overlook the property).

In an area of high-growth on the north side of Austin in Georgetown, Texas, the community imposes a regular, rectilinear geometry on an oblong site (even hampered by a large detention pond) in a way that creates well-planned connective spaces.

The community includes a four-story building and a freestanding leasing and amenity building. Design Balance, Inc was the architect-of record for this project, working in collaboration with the design architect GFF Design.
ALTA SURPRISE

With views of the Estrella Mountains in the distance, the project demonstrates two different approaches to linear buildings along a street, both creating interest and pocket space by kinking the buildings along the street to the west, and closely following the rigor of the street to east.

Located near the intersection of two major highways, SH 161 and IH-20 in Grand Prairie, Texas just west of Dallas, the project has been described as a “suburban oasis”, with all of the buildings looking out over a central park/greenspace.
